September 2008 - Phoenix Scottsdale Arizona Real Estate Market Update

Overall, inventory is staying flat to decreasing. However, the number of REO and short sales are increasing. Early reports are suggesting that September and October will have a higher amount of foreclosures. To make matters worse, it has become tougher to get loans especially for high end homes. This will continue to put downward pressure on home prices. The good news is that homes priced well are receiving multiple offers and are selling quickly. This is especially true for homes below $200K. In this price range, cash buyers are a big driver in the market.

September 2008 Phoenix & Scottsdale Ariozna Real Estate Update:

  • Overall sales are off ~5% for the year as compared to 2007. Sales have picked up this summer. The volume of sales is equal to 2000. According to the Case Schiller update, June Vs May prices are -2.6% and 2Q’08 vs. last year is -27.9%. The good news is the declines are slowing.
  • Solds dropped in August (5,834) compared to July (5,985). Historically, September - February is the slower part of the year eg down depression treatment 20% to 30% compared to peak buying season.
  • September might see an increase in solds as FHA rules change and buyers rush to purchase a home before the rules change. The new change starting October 1 will not allow FHA buyers to receive money for the down payment of closing cost from the seller.
  • Interest rate for the 30 year fixed is 5.73% per www.bankrate.com/http://www.bankrate.com/. Rates have dropped with the government take over of Freddie Mac and Fanny May
  • Homes under $350K are moving at about 14% inventory per month. For August, 85% of homes sold came from this price range.
  • Homes from $350K to $1 Million are moving at 6% inventory per month. The lower rate of solds is explained by fewer buyers and harder to get financing.
  • High end homes had a small uptick in July but dropped in August. Luxury home Solds are about 2% inventories per month. This equal about 50 months inventory or around 4 years.
  • REOs and short sales account for 54% of solds. However, they only account for 29% of the inventory. Both percentages are rising.

Who are the new rich? Simply put, you and me if we take heed.

Rarely does a business book make me laugh out loud. I have to give Timothy Ferriss credit for his unique business and personal twists. The 4 Hour Workweek is both refreshing and provocative.

Fully embracing life both personally and professionally is something we all long to do. Ferriss does it and eloquently. From his world record Tango talents to National Championship in Chinese kick boxing (this tale alone is worth the purchase effexor the book. I am still laughing), Ferriss uses uncanny and unconventional business sense to pursue his passions.

I say “bravo!”

Not only has Ferriss successfully automated his business to support the lifestyle he chooses, he is out promoting this book like a pro. I’ve listened in to a couple of his interviews and am truly impressed.

By his own admission, promotion of the book is taking more than four hours per week. And at the same time, when not promoting, he has combined both the art and science of automation and outsourcing to cruise along on autopilot while he fearlessly enjoys life.

Aside from many maniacal outbursts of laughter while reading the book (which is a huge perk), I absolutely love his philosophies on escaping the 9 - 5 world. Ferriss strongly advocates living your live with a series of mini vacations. A notion that no doubt has traditionalist’s heads spinning.

I am not going to share too much of the content because I really want you to read this yourself. So, here are five thoughts from the world according to Ferriss that really struck a chord.

(1) The new rich are risk takers who negotiate lifestyles and work arrangements that truly suit their own needs in a symbiotic way for everyone involved.

(2) Retirement is a worst-case scenario and should be viewed as nothing more than a hedge against not being able to work.

(3) Examining the cost of inaction is just as important as examining the costs of action. Sometimes, not making a decision or taking action is much worse than imposing circumstances.

(4) Practice relaxing in public to get used to breaking free from the 9-5. Ferriss maintains you’re likely to have daily grind withdrawal. So, it’s important to simply learn to relax in public. His comfort challenge promotes not only thinking outside of the box but acting outside of the box. (You’ll have to get the book to find out his techniques…absolutely hilarious!).

(5) Add life after you subtract work. People will get bored when they have more time on their hands. The key is to embrace the time and really start living, boldly living your dreams.

These are a few Ferrissisms I found particularly insightful and I assure you there are many more plus tangible tips, resources and plenty of content to make you go hmmmm…. I enjoyed this book so much that I will certainly read it again in my new found free time.

Golf “Etiquette” - An Important Part Of A Gentlepersons Game

There was a time not so long ago that I may have used Gentlemans in managed hosting title, as opposed to Gentlepersons, but then the ladies would have been all over me and not in a good way. The game homeequity loans golf, did however, originate as a gentlemans sport. Have you ever wondered about where the term golf originated ? When I was in high school, not all that many years ago, my history teacher, who was a really cool guy used to digress in class from time to time. One day we arrived on the subject of golf and he began a dissertation on it. One of the things he explained was the derivative of the word GOLF. Supposedly, it was a term, created by a bunch of gentleman, and I use the term loosely, who at the time would have been considered chauvinistic to say the least and most especially by todays standards. The G stood for GENTLEMAN, O stood for ONLY, L stood for LADIES, and F stood for FORBIDDEN, so together it read, “Gentleman Only Ladies Forbidden”. I cannot attest for sure if this was the actual derivation of the word but it moves for an interesting if not controversial topic to say the least. I guess the men of that era were looking for a little alone time with the guys. My personal opinion is that men and women should both have their space but it should be more of a mutual thing and not a mandatory edict.

I may have digressed a bit there myself so back to golf “Etiquette” - What is etiquette, you ask ? Well then I’ll tell you. Etiquette is described in the dictionary as “Any Special Code Of Behavior Or Courtesy” and Golf is a game based on special codes of behavior and courtesies where this would especially come into play. One of the first golfing rules of etiquette and a very important one at that is -”To learn to play properly before going out on the golf course”. I’ve been playing golf for about thirty years or so and there are many who venture out on the course without a clue as to how to play, the basic rules of golf and especially devoid of any etiquette required by the game. The tee times on the golf courses of today are set up approximately 8 to 12 minutes apart, depending on how busy the course may be, and whether a local municipal course, a resort course or Country Club, the play is expected to be maintained at a certain pace. Speaking from an experienced golfers point of view, and you will be there one day, it is not fun to wait for your next shot while the group in front of you is taking as many strokes as they can to get the ball near or into the hole. The rule of thumb of about 15 minutes a hole is a good gauge for golfers and you should try your best to keep up with that pace of play. This means that the 18 holes of a regulation golf course would be played in about 4 1/2 hours. When I first learned, and I subsequently taught my significant other to abide by the same courtesies, I was told to take a swing or two and if you are not proficient enough to achieve a certain distance or sometimes miss the ball completely, then be courteous to your fellow players and don’t take an inordinate amount of strokes just for the sake of swinging the club. It is not only discourteous to your fellow players, but the improper swing will become engrained into your sub-conscious making it more difficult to correct later. The way to observe etiquette is to pick your ball up, and place it at a spot near the rest of your group, and try again. It is no great accomplishment to attain a total of 20 on a golf hole just for the sake of keeping score. You should repeat this process until you reach the green at which time you would putt to the hole. The same principal would hold true here, if you putt a number of times and can’t seem to sink the ball, then pick it up and go on to the next hole. Many of us have been there so it’s only a matter of time before you get the hang of it. A couple of suggestions I can make is one, try to play with someone with golf experience, especially for your first few times out and ask them to teach you the rules and etiquette associated with the game. If you have decided to take lessons, (which I would highly recommend) then ask your Instructor to advise you on the basic rules and etiquette of golf. Another suggestion would be to schedule a tee time when the course is not so busy (ask the starter at the golf course, or whoever is taking tee times on any particular day, to suggest a time when there is less play so you feel more relaxed and less pressured with less people around).

Some other Rules of “Etiquette” are as follows : Learning the basic rules of golf before venturing out on a regulation golf course and not breaking 90% of them before finishing the first hole - Standing to the side and out of the view of your fellow golfer and remaining still and quiet while they address and hit their ball( especially while on the “Tee Area”) - Repairing your Divot (a ball mark or indentation on the putting green) and one or two others caused by a golf ball landing at that spot on the green - Waiting patiently while the player farthest from the hole hits first and being ready to hit when your turn comes - Not stepping in ones putting line while on the green( while it may seem trite, an indentation caused by the players footprint can throw a putt off line and can become a serious problem , especially if there is a wager on the line NOTE : I’m being facetious but some players can get pretty testy about anything that can affect their putts and score) - Not taking an excessive amount of time looking for a lost ball ( 3 to 5 min. max.) - Conceding a short putt, especially for the beginner so as to keep the pace of play moving( Not Allowed by the USGA Rules of Golf for Professionals in Competitive Play) -Being considerate enough to allow a quick playing group behind you to play through - Not taking more than twice the amount of strokes than noted for Par on any given hole, especially for the beginning golfer - repairing a Fairway Divot( a clump of grass removed in the fairway by the swing of your club)- Not driving your cart on or around the green or tee area - Adhering to the local rules of the golf course - Not marking your score around the green area while another group is waiting to hit up - Having the integrity to write your correct score on the card ( not critical for beginner to keep actual score) - Turning a lost club, by a fellow player, into the pro shop so they can retrieve it after their round - Wearing proper golf attire onto the course because it is after all, A Gentlepersons Game - I think you get the point. There are many more courtesies to be extended to your playing companions and fellow golfers. You will learn them as you gain more experience playing. Observe these simple courtesies and you and your fellow golfers will enjoy the journey all the more.

Conversation Starters that Work Like Magic

Starting a conversation is one of the hardest parts of communication. Some conversations begin easily, but others seem as if it hard work just to get them off the ground. Having a good idea of great ways to start a conversation will help you avoid problems the next time you try to begin a conversation.

There are five basic things you must know about starting a conversation that will end up being interesting and fun. The following outline explains how and why they work. Try keeping these in mind the next time you chose to start a conversation.

1. Do not drill with questions.

The person you are talking with should not feel as if they are facing the firing squad. Do not keep firing questions at them without giving your own feedback and actually conversing.

Nothing is worse than feeling like you are getting the third degree. Asking too many questions quickly will only make the other person feel uncomfortable and leave them looking for a way out of the conversation before it has really begun.

2. Be funny.

This is not meaning you need to do a stand up routine, but just tell a funny story to break the ice. You’d be surprised how sharing something funny that happened to you will get others to open up. Everyone loves to laugh and laughing makes people feel comfortable. This is a sure fire way to lighten up tense and get people talking.

3. Ask open ended questions.

Open ended questions are questions that require more than a simple yes or no answer. Open ended questions allow people to elaborate and this creates conversation. You are drawing the person out and making them become part of a conversation.

Open ended questions bring growth to a conversation as opposed to questions with yes or no answers that stunt the growth of conversation. You can avoid awkward periods of silence that usually follow a yes or no questions as well.

4. Make the other person comfortable.

You can really get a person talking if they are happy to be talking to you. Let them initiate topics if you notice they seem uncomfortable. If you notice they seem distracted ask them if there is anything you can do to help. Maybe they really need to talk about something, but didn’t want to bring it up.

You can turn a total stranger into a friend by just making them feel as if you want to hear what they have to say and that you care about what they have say. Watch invading personal space also. Stand far enough to give them breathing room, but close enough to be able to clearly hear them.

5. Bring up a subject everyone can talk about.

How Do Bail Bonds Work?

If the defendant cannot raise the entire amount of the bail, then the court might allow a situation in which the defendant pays a percentage of the amount directly to the local jail or court. But this is not a common practice in most courts.

Defendants also have the option of arranging for their bail through a bail bondsman. However, this involves the defendant providing a collateral to the bail bondsman. The bail bondsman or bail bond company representative will then guarantee to pay the court if the defendant fails to appear for trial, by posting a surety bail bond power of attorney with the jail or court. After the defendant has completed all court appearances and the case is closed, the bail bond will be dissolved and any collateral given to the bail bondsman will be returned to the defendant shortly thereafter.

A co-signer always has the responsibility to ensure that the defendant appears in court as and when required. The co-signer must know the whereabouts of the defendant at all times and must immediately notify the bail bondsman if the defendant has moved. Since the co-signer’s collateral is at risk if the defendant fails to show up as summoned, it is advised to be cautious when it comes to keeping an eye on the defendant.
